ANDREW M. COLEMAN, Vice President of Business Development Southwest Region, Allied Universal Security Services®

 Andrew “Andy” Coleman is an accomplished sales and business development executive with more than 15 years of experience in the security industry and a proven leadership record spanning both the security and beverage sectors. As Vice President of Business Development for Allied Universal’s Southwest Region, Andy leads one of the company’s largest and most dynamic markets—overseeing more than 20 sales leaders, 36 branch offices, 70,000 security professionals, and approximately $1 billion in annual revenue.

During his 15-year tenure with Allied Universal®, Andy has been a driving force behind the company’s sustained growth and diversification. He has been a leader in integrating Allied Universal’s expanded service offerings, including Allied Universal® Event Services, Enhanced Protection Services, and Integrated Technology Services, helping clients benefit from comprehensive, multi-layered security and risk management solutions. He has also played a key role in developing national best practices and advancing sales technology platforms that enhance performance and client experience across the organization.

 Before joining Allied Universal®, Andy built a distinguished career in the beverage industry, holding senior leadership positions across sales, marketing, and business development. His prior experience includes serving as Director of Sales for Voss Water USA, as well as management roles with Bacardi USA, Diageo North America, Guinness Import Company, and E. & J. Gallo Winery, where he led national brand initiatives, product launches, and strategic partnerships with the country’s largest distributors.

 Andy earned his degree in Business Administration and Finance from the University of Southern California (USC). He remains deeply engaged in the professional community as an active member of BOMA, IREM, ASIS International, ICSC, and the Irvine Police / Private Security Partnership, and currently serves as Co-Chair of the BOMA Orange County Emergency Preparedness Committee.

 Beyond his professional accomplishments, Andy is the proud father of three children and two grandchildren and an active participant in his community. He has served numerous terms on homeowners’ association (HOA) boards, contributing his leadership and strategic perspective to strengthen community operations and safety initiatives.

Vivian Tran, Esq. is an Associate at Roseman Law, APC with almost a decade of experience in community association, business, employment, and real estate-related matters. Prior to focusing in HOA law, Vivian practiced as a litigation attorney representing a world-renowned tech company in a complex breach of contract case with damages exceeding nine figures. Regarding HOA matters, Vivian has handled many insurance defense litigation cases dealing with contracts, fraud, negligence, breach of fiduciary duties, and title among other things. She is no stranger to the interpretation and enforcement of governing documents, third-party vendor contracts, settlement negotiations, and offering counsel and preventative litigation measures to community managers and Boards of Directors. Vivian is also a licensed mediator and real estate broker, the skillsets of which enable her to better assist her clients with their legal needs.

She is a member of the CAI-San Diego Publications Committee and has authored articles for a variety of CAI magazines.

Vivian earned her Juris Doctor from the University of the Pacific and obtained dual bachelor’s degrees in Biological Sciences and Economics from the University of California, Davis. She is fluent in Vietnamese and conversational in Italian. In her spare time, she takes her family abroad to experience the beautiful cultures, cuisines, and history the world has to offer.

Jennifer Zeivel, PCAM, is a seasoned community association professional with more than 20 years of experience in the HOA industry. Her background includes portfolio management, commercial PUD management, and executive-level onsite leadership.

Jennifer currently serves as the General Manager of Monterey Country Club in Palm Desert, where she oversees the operations of a premier, master-planned golf community with 1206 Units. In this role, she works closely with the Board of Directors, staff, and business partners to drive operational excellence, financial stewardship, and an enhanced homeowner experience.

She has earned the Professional Community Association Manager (PCAM) designation, the highest credential awarded by the Community Associations Institute (CAI), reflecting her depth of knowledge, leadership capability, and long-standing commitment to professional excellence in community association management.

Jennifer is known for her collaborative management style, strategic problem-solving, and ability to navigate complex governance, operational, and owner-relations challenges. She brings a practical, real-world perspective to industry discussions and is passionate about advancing best practices within the community association profession.
